I have already gotten one of those instant home evaluation on another site, Do I need a new one?

YES... Unlike other website where you place your address in a box and it gives you price ranges which is no way even close to being accurate, all to simple get your contact information. I take your properties information and conduct a realty CMA - Comparative Market Analysis Report based on similar homes that have SOLD in your area and/or neighborhood based on square feet and condition among other factures.

Do you come out to the house?

Yes... In order to evaluate the condition for marketing.

Do you market the property?

YES... Most likely you where brought here from one of my website. I have great website and social media presents where I will feature your home. I also belong to all the major Boards of Realtors NAR, TAR, SABOR, ABOR, HAR, METROTEX to name a few... I market directly to the over 7000 San Antonio Realtor or the 150k other licensed agents if outside this market area. Your home will also appear on Zillow.com, Trulia.com, Realtor.com and the other 100's of  Co-Listing websites.

Do you hold open houses?

Sometimes... Unless your home is on a busy street it's been my experience holding open houses just gives your neighbors an opportunity to look at your stuff 🙂

Do you place a for sale sign on the property?

YES... It helps dive a little interest from passersby and helps Realtors identify the home when they come out to view it.

Do I take my own pictures of my home?

NO... I will arrange and pay for a professional photographer to come out and take professional pictures.

How do buyers access my home?

No home buyer(s) will enter your home without being accompanied by a License Texas Real Estate Agent. (whom have been FBI checked) Homes will be accessed through an Electronic Supra Key Lock Box which is time sanative, tracked and can only be opened by a Realtor.

Do I have to pay a buyers agent fee?

Short answer is YES...  it's been my experience that offering anything less then 2.5% to a Co-Op Brokerage they simply will not show it

Do you handle and arrange property tours?

This is handle by SHOWINGTIME an appointment service company. I will discuss with you prior to actively listing your home and will instruct SHOWINGTIME of our plan.  A few ways to go are:

SHOW AND GO - An appointment is required and agents can go view the home without notifying you with a phone call or text.

A COURTESY CALL -  An appointment is required to a set time  and you will be notified with a phone and/or text.

APPOINTMENT REQUIRED - An appointment is required and you will receive a phone call to athetize the date time and day of that request.

We can plan these shows around you i.e. no showing after 7:00pm or only showings on the weekends etc...

 

 

Do you handle all the paperwork?

Yes...  As well as handling all the negations on your behalf, I will also be supply all the needed forms and contracts.
